Location:
Our condominium is in the Lance’s West complex and is located at 146 Broken Lance Drive, Unit #11. It is on the second floor of the most northern building in the complex.

Directions:
Breckenridge is located approximately 110 miles from Denver. From Denver, travel west on I-70 to Exit 203 (Frisco and Breckenridge Exit). Go south on Highway 9 for 10 miles to Breckenridge. The last stop light through the town of Breckenridge is Broken Lance Drive (there is a gas station on the northwest corner). Turn west (right) onto Broken Lance Drive. At the first stop sign you will see the Lance’s West complex just to the southwest. Turn south (left) at the stop sign and enter into the first parking lot on your right.

Parking:
The Lance’s West parking is restricted to permit use only and YOUR CAR WILL BE TOWED WITHOUT A PERMIT! There is one space for each unit and motor homes cannot be accommodated. We are not responsible for any autos parked in unauthorized areas. You will be mailed a permit along with a lock box code to the unit upon receipt of your final payment.

Phone Use:
You will need a credit card or calling card in order to make long distance phone calls from our condominium. Local calls are free of course. The phone number at the unit is (970) 453-7510.

Policies:
ACCEPTANCE OF THIS CONFIRMATION AND POLICIES IS DEMONSTRATED BY PAYMENT OF INITIAL DEPOSIT AND CONSTITUTES AN AGREEMENT BETWEEN THE RENTER AND BRECKENRIDGE CONDO RENTALS, INC. TO RENT LANCE’S WEST, UNIT #11 .


  1. An amount equal to fifty percent of the total balance is due upon reservation as an initial deposit. If this deposit is not received within seven days of a written or verbal agreement of reservation, the reservation will be automatically canceled. Final payment is due thirty days prior to your arrival or the due date printed on your confirmation/initial deposit receipt. Failure to make final payment by the due date will be considered a cancellation. There is a cleaning fee of $50.00 added to all reservations. All monies paid toward the reservation will be retained by Breckenridge Condo Rentals, Inc.. Deposits may be placed in an interest-bearing account and any interest earned on funds shall be income earned by Breckenridge Condo Rentals, Inc..

  2. Upon final payment, a credit card authorization is required on all reservations to serve as a damage deposit. Repair/Replacement costs of any damaged, lost or stolen items will be charged to your account if damage or lost/stolen items are discovered upon your departure. If there are no damages, lost or stolen items, nothing will be charged.

  3. If for any reason, you should need to cancel your reservation there is a $100 Cancellation Fee. If the cancellation occurs forty five days prior to your scheduled arrival, your initial deposit less the $100.00 Cancellation Fee will be refunded. If the cancellation occurs within forty five days of your scheduled arrival, all monies paid toward the reservation will be retained by Breckenridge Condo Rentals, Inc. unless the unit can be rented during the same dates and number of days of your entire reservation. If the unit is re-rented during your original reservation, your full deposit, less the $100.00 cancellation fee, will be returned. Failure to make final payment by the due date will be considered a cancellation. Travel insurance is strongly advised.

  4. Unused accommodations caused by either late arrival or early departure or for “no shows” for any reason whatsoever, are not refundable. We do not refund for weather related problems such as canceled flights.

  5. Check-in time is 4:00pm or later. Check-out time is 10:00am or earlier. Because of scheduling issues with our professional cleaners to prepare the unit for our next guests, we cannot be flexible on this policy. We appreciate your cooperation. Please let us know immediately if there are any problems with the unit once you arrive or during your stay.

  6. You will be mailed the lock box code to our condominium prior to your arrival. There are three keys in the lock box. Please take only two out of the box and use the third in case you lock yourself out. The keys also open the doors to the laundry room (coin operated machines). Please return the keys to the lock box upon your departure. There is a $50.00 Key Replacement Fee for any key lost or not returned to the lock box upon your departure.

  7. Prior to your arrival, our condominium is professionally cleaned and fresh towels and linens are provided. To keep down our costs and yours, we ask that before you leave you clean the dishes and throw away all of your trash.

  8. Management is not responsible for the loss of money, jewelry or valuables of any kind. All items left behind by any and all guests are the sole responsibility of the guest.

  9. If sleds are left inside the unit, you may use them at your own risk. Recognize that sledding can be extremely dangerous so precautions should be taken.

  10. For the comfort and health of all our guests, we do not allow smoking or pets in our condominium. A $500.00 non-compliance charge in addition to but not limited to the actual cleaning costs for carpet, upholstery and drycleaning will be added to your bill (separate from the security deposit) if this policy is violated.
