Beaver Run Policy Contract

Location: Our condominium is in the Beaver Run complex and is located at 611 Village Road. It is on the sixth and seventh floors of Building 2. The resort registration desk is at 620 Village Road, across the street from Building 2.
Directions: Breckenridge is located approximately 110 miles from Denver. From Denver, travel west on I-70 to Exit 203 (Frisco and Breckenridge Exit). Go south on Highway 9 for 10 miles to Breckenridge. HWY 9 branches off to the right before a traffic roundabout – follow the branch and continue to stay on HWY 9/North Park Avenue to avoid traffic. You will go thru two traffic lights. After the second light, look for a brown sign for Peak 9 where the road almost comes to a Y. Turn right at the sign onto Village Road. Go up the hill about two blocks and pass the first Beaver Run sign on the right. Turn left into the entrance after the second Beaver Run sign located in front of the registration parking area on the left at 620 Village Road. You will need to park in the registration parking area to go in and get your keys and parking permit at the registration desk. If you go under the “Skywalk” that connects the buildings, you have missed the registration parking area.
Parking: Beaver Run has a parking garage that is parking by permit only. Up to two parking permits can be issued for the condo at the registration desk for a cost of $10/vehicle/night. You will need your room key to open the garage door in order to enter and leave the garage. Parking is best for our building on levels 2 and 4. The elevator is on the east end of the parking garage and you will take the elevator to the sixth level to get to the condo. Our condo, is at the other end of the hallway from the garage elevator. There is also outdoor parking behind the complex which once you enter the building, the elevator for building 2 is around the corner to the left (east). This elevator does not offer garage access however it is closer to the room and will be the main elevator you use to get to and from the complex amenities. You may have a slightly shorter walk to take your luggage to the room if you choose to park temporarily outside.

Keys: When you arrive at Beaver Run, you must first visit the Registration desk to pick up your keys and a parking permit. You will be required to give the desk authorization to use your credit card for services that might be charged to your room such as phone calls, internet use, pay per view, concierge services and such. THEY WILL NOT ISSUE YOUR KEYS WITHOUT SUCH AUTHORIZATION. The keys are electronic and will get you into the garage, pool area as well as your condo. Please return the keys to the front desk or in the box in the parking garage upon your departure. There are also keys hanging on the back of the main door of the condo that are for our unit’s ski locker located next to the Beaver Run lift. The locker is the same number as the room and is located to the left of the door when you walk into the locker area. We offer four sets of these keys for your convenience. If these keys are lost, there will be a $25 replacement fee.
Phone Use: The phone number for all Beaver Run guests is 970-453-6000 and ask for the room number. Any calls made from the phone will be billed to your room account upon check-out.
Linens and Towels:
We provide 8 towel sets and linens for the king sized bed, two queen beds as well as the queen sized sofa sleeper for your use during your entire stay (we do not offer daily towel exchanges). If you are planning on using the pool and hot tubs, there are towels near the pool area for your use.
We have several games and books located both in the drawers under the stairs and in a cabinet under the kitchen counter on the side of the table near there phone. You will also find golf balls, tennis rackets and tennis balls in that cabinet. Sleds are usually under the master bedroom bed.

Contract/Policies: ACCEPTANCE OF THIS CONFIRMATION AND POLICIES IS DEMONSTRATED BY PAYMENT OF INITIAL DEPOSIT AND CONSTITUTES AN AGREEMENT BETWEEN THE RENTER AND BRECKENRIDGE CONDO RENTALS, INC. TO RENT BEAVER RUN RESORT, UNIT #.
A. An amount equal to fifty percent of the total balance is due upon reservation as an initial deposit. If this deposit is not received within seven days of a written or verbal agreement of reservation, the reservation will be automatically canceled. Final payment is due thirty days prior to your arrival or the due date printed on your confirmation/initial deposit receipt. Failure to make final payment by the due date will be considered a cancellation. There is a cleaning fee of $145.00 added to all reservations. All monies paid toward the reservation will be retained by Breckenridge Condo Rentals, Inc.. Deposits may be placed in an interest-bearing account and any interest earned on funds shall be income earned by Breckenridge Condo Rentals, Inc..
B. Upon final payment, a refundable $500 security/damage deposit or credit card authorization for damages is require on all reservations. If the following provisions are met, your security deposit will be refunded 14 days after your departure or no additional charges will be made to your card:
1) No damage is done to the unit or it’s contents including but not limited to furniture, appliances, towels and linens, carpet, lost keys, or excessive cleaning necessary.
2) Dishes must be washed and the trash thrown away in the dumpster near the parking lot prior to your departure.
3) Ski locker keys are returned to the back of the door and unit doors and windows are closed and locked.
4) There is no evidence of pets or smoking or cannabis usage in the unit.
5) The maximum number of guests allowed to stay in the unit has not been exceeded.
6) Check-in (after 4pm) and Check-out (before 10am) times have been honored.
Repair or replacement costs for damaged or lost items or additional cleaning charges will be taken from your security deposit or credit card authorization if such damages are found. If damages exceed the security deposit amount, you agree to pay full repair/replacement costs.
C. If for any reason, you should need to cancel your reservation there is a $100 Cancellation Fee. If the cancellation occurs sixty days prior to your scheduled arrival, your initial deposit less the $100.00 Cancellation Fee will be refunded. If the cancellation occurs within sixty days of your scheduled arrival, all monies paid toward the reservation will be retained by Breckenridge Condo Rentals, Inc. unless the unit can be rented during the same dates of your reservation. If the unit is re-rented during your original reservation, the amount we were able to rent it for to the new guest, less the $100.00 cancellation fee, will be refunded. Failure to make final payment by the due date will be considered a cancellation.
D. The maximum number of guests allowed to stay in the unit is 8. If the maximum number of guests allowed is exceeded without management approval, you will be charged a minimum $250 fee.
E. Unused accommodations caused by either late arrival or early departure or for “no shows” for any reason whatsoever, are not refundable. We do not refund for weather related problems such as canceled flights or closed roads. Travel insurance is strongly advised.
F. Check-in time is 4:00pm or later. Check-out time is 10:00am or earlier. Because of scheduling issues with our professional cleaners to prepare the unit for our next guests, we cannot offer early early check-ins or late check-outs. Failure to check-out on time will result in a $50 fee. We appreciate your cooperation. Please let us know immediately if there are any problems with the unit once you arrive or during your stay.
G. Prior to your arrival, our condominium is professionally cleaned and fresh towels and linens are provided. Beaver Run offers towels for your use while you are at the pool or hot tubs that are meant to be left in the pool area. There are no daily linen or towel exchanges and our cleaning company is different from the one Beaver Run utilizes so please do not mix the towels. If you desire a mid-week linen or towel exchange, it can be offered for an additional $75 fee or a full clean for $145. There are laundry facilities near the elevators. A starter supply of hand and dish soaps as well as paper goods are placed in the unit in preparation to your arrival. Depending on your usage, you may need to purchase additional supplies. To keep down our costs and yours, we ask that before you leave you please clean the dishes and throw away all of your trash in the trash chute by the garage elevator.
H. In the event of a maintenance issue, Breckenridge Condo Rentals, Inc. reserves the right to enter the unit or allow a contractor to enter the unit to assess and attempt to handle the problem in a timely and professional manner.
I. Breckenridge Condo Rentals, Inc. is not responsible for the loss of personal belongings or valuable valuables of any kind. All items left behind by any and all guests are the sole responsibility of the guest. If an item is found and you wish to have it returned, there will be a $25 service fee in addition to the postage and packaging costs charged to your account. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise and items provided for guests use.
J. Breckenridge Condo Rentals, Inc. and Homeowner shall not be held liable to the guest, guest’s guests, invitees or any other person for any accidents, injury, illnesses, loss or damage to personal property that occur while on the premises or its facilities or from use of any items provided for guests such as but not limited to sporting equipment.
K. For the comfort and health of all our guests, we do not allow smoking of any kind, cannabis usage or pets in our condominium. A $500 non-compliance fee will be charged if this policy is violated.
